Landlord Terms

A professional structure to support legal review and clarify the basis on which Avello provides services to landlords.

Scope of services

Avello may provide property management, communication, coordination and related administration services as agreed in writing with the landlord for the relevant property or portfolio.

Landlord responsibilities

The landlord remains responsible for providing accurate information, maintaining proper ownership authority, arranging required insurance and complying with legal obligations relating to the property.

Fees

Fees and payment arrangements should be set out in the relevant proposal, instruction or agreement. Additional work falling outside the agreed service scope may be charged separately where disclosed in advance.

Rent collection

Where Avello is instructed to manage rent collection, monies received will be processed, recorded and remitted in accordance with the agreed service arrangement and applicable client money requirements.

Repairs and maintenance

Avello may coordinate repairs and maintenance using contractors selected or approved in line with the service arrangement. The landlord remains responsible for the cost of works unless otherwise agreed.

Compliance obligations

Avello may assist with reminders, coordination and practical management of compliance requirements. The landlord remains responsible for ensuring the property is legally compliant.

Termination provisions

Termination rights, notice periods, handover arrangements and any outstanding fees should be set out clearly in the final signed terms.

Liability limitations

Liability provisions should address the agreed service scope, exclusions, indirect losses and matters outside Avello's control, subject always to applicable law.
